As a Consultant specializing in – inter alia – Green Building Design and LEED Certifications and being available on the web, extensively, I receive calls from all over, almost on a daily basis. Most callers, do, hardly have any comprehension on, nor commitment to the Environment: Or for that matter, concern for their own personal economics & comfort of themselves, family-members or colleagues, when they apparently propose to construct Green Buildings - be they Offices, Homes, Industrial or IT Establishments, SEZs and Commercial Buildings like, Retail-outlets, Multiplexes, Malls, etc., Service Sector Ones like, Hospitals, Hotels, Resorts, Auditoria, Stadia, Hospitals, Schools, Hotels, etc., or even Govt. Buildings.
These callers’ single common query is whether there are any Incentive Schemes or concessions for going for green buildings.
The economics and other benefits of Green Buildings to their owners & occupants are widely available on the net, at a click and they include,
ü Lower Operating & Maintenance Costs together with reduced water and power bills;
ü Greater comfort of living due to being surrounded by undisturbed topography and / or landscape, ample day-light availability in all the regularly occupied spaces, efficient ventilation affording continual supply of fresh air and ‘indoor atmosphere’ free of volatile compounds and comparatively lower ambient temperatures.
ü Occupants enjoying ‘Greater Health’ on account of all the above factors, causing perpetual positive moods to all occupants and thus resulting in “Higher Productivity”.
ü And lower usage of ‘Artificial Lighting’ and less usage on conditioned air both again shrinking the power bills.
I wonder what more incentive do they want and why the Government should incentivize them for enjoying all the above benefits. If they still insist on it, I wouldn't be surprised if these self-centered wannabe green builders even nurse an innate desire that there must be some subsidies on their three-time a day meals and preferably even to their partying and / or holidaying bills.
